PROPERTY DETAILS & LOCATION:

This is a house plus barn and property in Harrison county on route 332. Address is: 91675 Scio Carrollton Road Scio, Ohio 43988. This is approximately 11 miles from Tappan Lake and 5 miles from Leesville Lake and near a lot of hunting, fishing and camping areas. This sits on 1.249 acres of ground on the road front. Beautiful scenic view of the rolling hills. The map from the county engineers office shows the detail, the red lines are the road and the state right of way within the lines, a portion of the front in the state right of way is owned by a farmer that owns property in the back of this property and across the street. We have always maintained that portion and mowed it, there is also a drainage pipe that is in the front in the state right of way portion. If you want to do anything with this section (for example: put a driveway in the front of the property instead of the side) I have checked and it has to be cleared with the state, it doesn't matter who owns that portion by the road it needs to be cleared through the state to change anything, I mention this because it seems to be a question that has come up with lookers. Currently the driveway is the old road that comes in from either end of the property in front of the house to give two entrances and exits. There is a creek that runs behind the property, part of the creek is on the property. There is many deer that visit the creek and can be watched from the picture widow in the dining room. There is also fish in the creek for enjoyable evenings fishing. This property has been in the family for over 25 year and has brought a lot of enjoyment for vacations, but now it is time to be sold.



HOUSE DETAILS:

This house has been remodeled inside, (as with typical style farm houses it has large rooms) with new walls and ceiling, fresh paint, it has electric hooked up 100 amp romax wiring, three wells on the property, with one that can be hooked up to the house (pump house built in back of property needs a water pump), has septic, working fireplace, (no furnace), it currently takes an oil furnace but could use propane, there is no gas line that runs on that road. Also needs some inside work on floors (needs tile in kitchen and bath room upstairs), windows are all there and would not have to be replaced, has some storm windows and screens but not all, siding is old on outside, roof is newer and in good shape (6 years old) and has always been maintained. Porch roof and posts are new built in 2004, the original house was built around 1890 or early 1900s, the edition of kitchen, dining room and upstairs bathroom was sometime in the 40s, foundation is good and the basement is entered by a door in the back of the house and a door at the side (no inside access) it is a full stand up basement, not a crawl space, there is a new sump pump in the basement to keep water out, mainly because it sits lower in the back and there is a lot of water that runs off springs in the hills on the other side of the street which always comes into the basement and has to be maintained.

This property used to belong to the Scio Water Department and has 3 wells located on it, so there is plenty of good water on this property to be used.

FOR ZONING: It is currently zoned for agricultural, if you want to start a business or change zoning i have check with the township and all you need to do is fill out a request form to change it.



HOUSE LAYOUT:

Three possibly four bedrooms. Downstairs is (Kitchen, dining room, living room with brick stone fireplace, bedroom or extra living area, combined large utility-laundry room and bathroom with shower no tub, this could be made into two rooms. Upstairs there is 4 rooms, 2 bedrooms, a room that could be a living room area when you first go up the stairs or made into an extra bedroom, then there is a step down bathroom off of that room with a tub, no shower. There is also an old barn on the property that hasn't been maintained was used for Scio Water Department.
